Top 10 Tips:  Where to start your search for off-campus housing:

1) Start Looking Early: You'll have the best options to choose from.  It's not unusual for student to start looking AND signing leases between Thanksgiving and winter break.  A typical off-campus house lease by Rutgers is twelve months and starts June 1st.

2) Group Size:  A good understanding of your group size will help narrow your search.

3)  Prioritize Your Wish List:  Sure you want a single in a great location?  What about parking, laundry, central AC or the condition of the apartment.  You get the idea.

4)  SET A BUDGET:  The good new is you can have it all and still pay less than living on-campus!  That said, the lower your budget the shorter your priority list.  Be honest and your search will be more efficient and remember, you get what you pay for.

5)  ANNUAL EXPENSE COMPARISON:  To simplify your budget analysis compare your options based on the total cost per year, not per month.  Here's what to consider:

  a.  Are you forced to buy a meal plan?

  b.  Is parking extra?

  c. What is the cost of utilities including gas, electric, water, sewer, internet, cable

  d.  Are you getting 12 months of housing or just 8 months?  Is their value to having housing during Thanksgiving, winter break, spring break and the summer.  When you live off-campus these dates are included.

6)  PROFESSIONAL MANAGEMENT:   Unfortunately stuff happens, when it does you want a Landlord that's responsive and has a team ready to take care of you.  In other words, professional property management means a hassle free experience from the first day of your stay to the last.  We include free Premium Services, they make a REAL difference to our clients!  For example, we take your garbage to the curb every week!

7)  SECURITY DEPOSIT: This is typically 1.5x the monthly rent and very landlord requires one.  It's a competitive market for the best plances so you might as well have it ready so you can quickly secure the place that's just right for you.

8)  INSURANCE:  Go online and buy renters insurance!  It's cheap and you'll be sorry if didn't if you need it.

9)  MOVE-IN READY:  Will your house be ready on move-in day?  Shockingly most landlords don't even paint or even clean before your arrival in this town.  Here's what we deliver:  Fresh paint, professional cleaning, carpets steam cleaned, new locks on the doors, new smoke detector batteries and parking permits on Day 1.
